Application Fee
None.

Holding Deposit
One week’s rent, payable to reserve a room while referencing is carried out. One week’s rent is the monthly rent × 12 ÷ 52. We will agree a deadline with you for signing the tenancy agreement. This is 15 days from the date we receive your holding deposit, unless we agree a different date with you in writing.

Your holding deposit will be put towards your first month’s rent once the tenancy agreement is signed. It will be refunded in full within 7 days if we or the landlord decide not to go ahead with the tenancy.

We may keep your holding deposit only if:

​

• you withdraw from the tenancy;

• you fail a Right to Rent check;

• you give false or misleading information that affects our decision to let to you; or

• you do not take all reasonable steps to sign the tenancy agreement by the agreed deadline.

If we keep your holding deposit, we will tell you in writing within 7 days why we are keeping it.

​

Rent in Advance
No rent is payable before your tenancy agreement has been signed. Rent in advance is limited to one month.

​

Security Deposit
Up to 5 weeks’ rent where the annual rent is under £50,000, or up to 6 weeks’ rent where the annual rent is £50,000 or more. A reduced deposit may be available if you have a UK-based guarantor. Your deposit will be protected in a government-approved tenancy deposit scheme.

Replacement Keys or Security Devices
Charged at the actual cost of replacement. Evidence of the cost is available on request.

Lockout Call-Out Charges
Charged at the actual cost incurred, during working hours or out of hours (5:30pm onwards). Evidence of the cost is available on request.

Late Rent
Interest at 3% above the Bank of England base rate, charged only when rent is 14 or more days overdue. Interest is calculated from the date the rent was due.

Changes to Your Tenancy Agreement
£50 (including VAT) per variation requested by you, or our reasonable costs if these are higher. Evidence of the costs is available on request.

Ending Your Tenancy
Your tenancy is periodic and has no fixed end date. You can end it by giving us at least two months’ notice in writing. There is no charge for ending your tenancy.

Accidental Rent Overpayments
If you accidentally overpay your rent, for example through a duplicate payment or an incorrect amount, please tell us in writing and provide proof of the overpayment. We will refund the full overpaid amount, with no deductions, within 10 working days of confirming it. Refunds are paid to the original payer by the original payment method, unless we agree otherwise in writing.
