Application Fee:

None.

Replacement Key:

Charged at cost. The charge will be based on the actual cost of replacing the key or security device, with evidence provided upon request.

Withdrawal from Tenancy:

No charge, unless the tenant requests early termination. In such cases, the tenant may be required to cover the landlord's reasonable costs, which will be disclosed at the time of request.

Lockout Call-Out Charges:

- During working hours: Charged at cost.
- Out of hours (5:30 PM onwards): Charged at cost by the contractor.

Interest on Outstanding Debts:

3% APR above the Bank of England base rate, applicable only if rent is overdue by 14 or more days.

Contract Variation:

£50.00 per person, for changes requested by the tenant.

Deposit:

- Up to 5 weeks' rent (whichever is less), in accordance with legal limits.
- Reduced deposit for tenants with a UK-based guarantor may be available but will not exceed legal deposit caps.

Relet Fee:

If you wish to leave your tenancy early during a fixed term, you will be responsible for the reasonable costs incurred in re-letting the property, which may include marketing, referencing, and drawing up a new agreement. These costs are capped at the actual amount incurred and will not exceed £210. You will also be responsible for rent payments until a suitable replacement tenant is found and moves in.

Return of Accidental Rent Overpayments:

If a tenant accidentally overpays their rent (e.g., duplicate payments or incorrect amounts), we are happy to return the overpaid amount. Please note that this process may take up to 10 working days from the date the overpayment is identified and confirmed.

To request a refund, tenants must notify us in writing and provide proof of the overpayment. Refunds will only be issued to the original payer and via the original payment method, unless otherwise agreed in writing.

A £25 fee will be charged to cover administrative time and any charges incurred through our payment processor. This amount will be deducted from the total refunded.
