1. Heating and Energy Usage

Portable heaters are not permitted on the premises due to fire safety risks and excessive utility usage. Please review our Fair Usage Policy for guidance on energy limits.

Familiarise yourself with the heating controls provided. If you need help, refer to instructional videos on YouTube or use the chat feature on our Maintenance page.
2. Guest Policy

Guests are welcome, but please be considerate of communal spaces. Large gatherings in shared areas should be avoided.

Guests must not be left unattended on the property, and any guest behaviour that disrupts other residents may result in their access being restricted.
3. Property Security

Always secure the property by locking the doors when you enter or leave. The landlord is not responsible for any loss of personal items.
4. Personal Belongings in Communal Areas

Personal items must be kept in your private room. Leaving belongings in communal areas leads to clutter and will be removed if left unattended.
5. Hallway Safety

Communal hallways must remain clear to ensure safe evacuation routes in case of emergency. Storing bikes, scooters, or other large items in hallways is strictly prohibited.

E-bikes and e-scooters should not be charged indoors overnight. If an external storage area is available, please use it, as these items can present fire hazards.
6. Bin and Waste Management

Proper waste management is essential. Please follow the waste sorting guidelines provided and ensure bins are not overfilled. For detailed guidance, see our Bin Policy on the website.
7. Respectful Conduct

Smoking of cannabis or any illegal substances is prohibited within the property. This behaviour is disruptive to others, remains illegal in the UK, and could lead to additional charges and tenancy review.
8. Moving or Relocating

If you are considering moving out or transferring to another property, please contact us first. We may have another property that suits your needs. Visit our Rooms page for available options.
9. Personal Insurance

We strongly advise all tenants to purchase personal insurance for their belongings. The landlord’s insurance covers the building and provided furnishings only. Any damage to personal items due to maintenance issues, including refrigerator/freezer malfunctions, will not be covered by the landlord.
10. Tenant Referral Policy

Tenants who refer a friend to the property may be eligible for a referral fee if the referral results in a signed lease. This is our way of thanking tenants for helping to build a positive community.
11. Business Activity Prohibition

Running any business from the property is strictly prohibited, as it is not covered by the landlord’s insurance and can lead to issues with the tenancy. This policy is non-negotiable.
12. Noise and Nuisance
- You are not permitted to play music or engage is loud activity as such where it may cause a nuisance to other housemates or neighbours past 11pm.
